BookNoFees
A green, spring-fed village on the north shore of the Bay of Kotor, for travellers who want the bay without the crowds of Kotor.

The difference
Hosts pay no booking commission and receive their host amount in full. A guest cost contribution of 6.9% of the host amount is already included in the displayed total. It contributes to payment processing, refund handling and payment loss costs.
Take a simple example: an owner who wants to earn ₹1,06,507 for a week.
| What each platform takes | Airbnb | Booking.com | BookNoFees |
|---|---|---|---|
| Host booking commission | 15.5% | 15%–25% | 0% |
| Payment processing & protection | included | contract-specific | 6.9% |
| Owner keepson a ₹1,06,507 listing | ₹89,999 | ₹79,881–₹90,531 | ₹1,06,507 |
| Guest paysfor ₹1,06,507 to reach the owner | ₹1,25,998 | ₹1,25,253–₹1,41,974 | ₹1,13,856 |
Over 18 weeks let, that is more than ₹2,13,015 a year in this example — money that stays with the guest or reaches the owner.
Rates checked in September 2026. Under its single-fee structure, Airbnb charges most hosts 15.5%; Airbnb says other hosts typically pay between 14% and 16%. Exceptions depend on country and account type. Booking.com sets the commission rate in each accommodation agreement, and visibility programmes may increase it. This worked example uses a possible range of 15% to 25%. If Booking.com facilitates payment, the applicable payment terms and transaction cost are contract-specific. Our 6.9% cost contribution is included in the displayed total and contributes towards Stripe payment fees and refunds. Nothing is added at checkout and nothing is deducted from the owner. Fee models can change, so please check each platform’s current terms. Sources: Airbnb Help Center and Booking.com General Delivery Terms.

About Morinj
Morinj lies on the northern shore of the inner Bay of Kotor, about halfway between Kotor and Herceg Novi and a short drive from Risan and the Kamenari ferry. What sets it apart from the rest of the bay is water: a karst spring at the foot of Mount Orjen feeds a stream that runs through the village to the sea, keeping the shore green with plane trees, orchards and old olive groves. The mills it once powered survive, one of them restored as the Ćatovića Mlini restaurant, and the sea off the small pebble beach stays cool even in August. The village has two parts, Donji Morinj on the water and Gornji Morinj in the hamlets above, where stone houses, round threshing floors and small churches line cobbled lanes. Next door at Lipci, Bronze Age hunting scenes are painted on a limestone rock face; Risan's Roman mosaics and the island churches off Perast are a few minutes further along the road, and Kotor's old town is a longer drive or a bus ride away. May, June and September are the best months; winters are wet. A car is useful, though coastal buses stop on the main road.
Good to know
May, June and September give warm days, swimmable sea and space on the shore road, which becomes congested in July and August. Winter and early spring bring heavy rain off Mount Orjen, and many restaurants shorten their hours outside the season.
A car makes Perast, Kotor and the Lustica side of the bay easy to reach, and the Kamenari ferry shortens the drive to Tivat airport. Without one you can use the coastal buses between Kotor and Herceg Novi, which stop on the main road, and seasonal boat taxis from other bay villages.
The beach is small and pebbly with shallow water, which works well for young children, and the village is quiet at night. Active visitors can kayak the calm inlet, walk the lanes of Gornji Morinj or take the trails onto the lower slopes of Mount Orjen. Serious hikers head further inland.
On a limestone face above the neighbouring hamlet of Lipci, prehistoric painters left a hunting scene in red pigment: riders with spears pursuing deer, along with boats and solar symbols. The drawings are usually dated to the late Bronze Age. They are a short walk from the road and easy to combine with a visit to Risan.
Choose a Morinj holiday home and message its host through BookNoFees. For a booking request, Stripe first places a card hold for the full amount; the host has 48 hours to accept, and only then is the amount captured. Instant Book is charged immediately after Stripe confirms payment.
BookNoFees deducts no commission from the amount set by the host. The displayed total includes a 6.9% guest fee on the host price, covering payment processing, refund handling and payment risks. Nothing is added at checkout.
