Terms of use
BookNoFees facilitates bookings and handles payment through Stripe. The rental agreement for the accommodation is made directly between the owner and the guest. We deduct no commission from the host amount.
1 — What we offer
Owners can publish their places free and BookNoFees deducts no commission from the host's amount. A paid booking's displayed total includes a 3.9% cost contribution for Stripe payment fees and refunds. BookNoFees earns no profit from it, and nothing further is added at checkout.
2 — Who is answerable for the details
The owner alone is responsible for the description, pictures, prices, availability and for complying with local rules — such as the Italian registration requirement and the CIN. We check listings for plausibility before publishing them, but cannot guarantee they are correct.
3 — Example listings
While the platform is being built, demonstration listings are visible. They are marked Example on every card and every property page and cannot be booked. They are there so you can see what a listing looks like — not to suggest there is more on offer than there is.
4 — Accounts
An account is only needed to list a place, not to search or to enquire. Login details are to be kept confidential. We may block accounts used for fraud, spam or unlawful offers.
5 — Inquiries and bookings
Before a booking request is sent, the guest confirms a payment method and Stripe places a hold for the full displayed total. If the owner accepts within 48 hours, the amount is captured and the booking becomes binding; if the owner declines or does not respond in time, the hold is released automatically. For Instant Book, the amount is captured as soon as Stripe confirms payment and the booking then becomes binding. The accommodation agreement is made directly between the owner and the guest. If the host offers flexible cancellation, the guest can actively add it at payment for 5% of the displayed accommodation total. A cancellation up to 24 hours before the property's local check-in time refunds the accommodation amount; the price of the already provided add-on is not refunded. Without that active selection, the booking is non-refundable except where mandatory law requires a refund.
6 — Calendars from other portals
Owners can connect calendars from Airbnb, Booking or Vrbo. We fetch them regularly. Delays on those portals’ side are outside our control; the final check on availability remains with the owner.
7 — Order of search results
How we sort is set out openly on How we rank. There is no paid placement at present; if it is introduced, it will be marked as advertising.
8 — Liability
We are liable without limit for intent and gross negligence; for slight negligence only where an essential contractual duty is breached, and then limited to the foreseeable damage typical for such a contract. The owner is liable for the stay itself — the condition of the place, handover of keys, defects.
9 — Changes
We announce changes to these terms to registered users by email at least 15 days in advance.
10 — Governing law and jurisdiction
These terms are governed by the laws of the State of Florida, United States, without regard to its conflict-of-laws rules. For consumers resident in the EU or EEA, the mandatory consumer-protection provisions of their country of habitual residence remain unaffected.
